INREV Annual Fund Index performance turned negative in 2022

The INREV Annual Fund Index delivered a 2022 total return of -1.54%, as capital values fell by -5.07%. The latest annual release includes 327 funds with a combined GAV of €313.0 billion as at the end 2022.

Key highlights:

  • After the post Covid boost enjoyed by real estate markets in 2021 performance slowed in 2022. The INREV Annual Fund Index delivered a total return of -1.54% in comparison to 11.34% in 2021.
  • Capital growth of -5.07% was the main driver of this year’s performance whilst distributed income return increased to 3.53% from 3.19% in 2021.
  • Value added funds outperformed Core funds for the second consecutive year in 2022.
  • Residential was the top performing single sector strategy. It was the only sector strategy to report positive capital growth and delivered a total return of 4.09% in 2022.
  • German funds were the outstanding performer among funds with single country strategies as total returns increased to 8.26% in 2022 from 7.89% a year earlier.
