Global ODCE Index

The Global Open End Diversified Core Equity Real Estate Fund Index (Global ODCE) is jointly produced by INREV, ANREV and NCREIF, and is the latest in a suite of global indices aimed at enhancing the transparency of the non-listed real estate investment industry. The new consultation index focuses on open end diversified core equity funds across all three global regions.

The Global ODCE is updated on a quarterly basis and published 10 weeks following the quarter end.

The Global ODCE Index reflects the growing need for data on a global scale as investor appetite for globally diversified real estate portfolios gathers momentum.

Background

The consultation release of Global ODCE (Global Open End Diversified Core Equity Real Estate Fund Index) measures Net Asset Value (NAV) quarterly performance, net of fees and other costs, with a near-term plan to report gross of fees performance.

As a subset of the Global Real Estate Fund Index (GREFI), the Global ODCE Index includes only non-listed real estate funds of ANREV, INREV and NCREIF ODCE indices, combined on an equally weighted basis. It measures the performance of 50 funds, 8 from Asia-Pacific, 16 from Europe and 26 from the US, with a combined total gross asset value of $403 billion.

The Index was launched in July 2023 and is now published 10 weeks after quarter end. The Global ODCE is an unfrozen index which means that historical data can change with future updates.

The Global ODCE includes performance of non-listed real estate funds since Q2 2016.

The Index results are based on fund level data that is provided to ANREV, INREV and NCREIF directly by managers. Data collection starts immediately after a quarter end.

We asked the CEOs of the three organisations to briefly explain what value the new Global ODCE will bring to the non-listed real estate industry. Listen to what they had to say below.

Calculation methodology

The performance for ANREV and INREV funds are calculated from underlying cash flows, while NCREIF funds are based on numerators and denominators provided to NCREIF in compliance with the NCREIF / PREA Reporting Standards Handbook.

The aggregation of the funds’ performance in each region follows the same methodology as for GREFI, i.e., the returns are value weighted among all funds in each region.

However, Global ODCE aggregates the three indices on an equal weighted basis (simple average of each respective index returns).

Returns:

The headline Global ODCE returns are reporting currency returns, aggregated by conversion to USD.

The ANREV and NCREIF ODCE returns are in US$ and the INREV one is in euros.

USD aggregation: in order to aggregate the performance of funds in different currencies, all funds’ cash-flows and NAVs for funds reporting in non-USD reporting currency (INREV ODCE funds only) are converted into USD using the exchange rate at the beginning of the quarter.

USD returns are available in the excel supplement (calculated by using the spot rates of each cash flow to USD from the fund's reporting currency for INREV ODCE funds only).

Pease note that ANREV & INREV are using a net total return that is affected by FX at the local reporting level; NCREIF is not affected as all funds report locally in USD.

Performance for ANREV and INREV are calculated using the Modified Dietz methodology. The Modified Dietz methodology is used to calculate quarterly net asset value fund performance.

The total return measures the performance over a specific period and does not include projections to the end of the fund’s life.

The total return is computed as follows:

$$ NAV_t - NAV_{t-1} - contributions + redemptions + distributions \over NAV_{t-1} + TwdC - TwdR - TwdD $$
