The essential toolkit: from acquisition to reporting

In today’s evolving real estate investment landscape, investors and managers need reliable, transparent and comparable information to make sound decisions and build trust. Yet, without common standards, each step of the investment process, from due diligence to reporting, can become fragmented, inconsistent, and difficult to navigate.

That is why INREV developed a suite of tools and frameworks that bring clarity and consistency to the full investment lifecycle. From the first stages of due diligence to measuring performance and reporting outcomes, these resources help align practices across the industry and support smoother collaboration between investors and managers.

The INREV Due Diligence Questionnaire (DDQ) provides a standardised framework for investors to assess opportunities quickly while managing risks. Regularly updated through member consultation, it encourages consistent disclosure from managers and helps investors compare vehicles efficiently. It covers topics from fund structure and governance to investment strategy and ESG practices, supporting informed acquisition decisions.

Once invested, the Performance Measurement module ensures results are presented clearly and comparably. Investment managers disclose computed performance measures, methodologies, and any assumptions. Depending on the vehicle type, time-weighted returns are recommended for open-end vehicles, while money-weighted returns are more appropriate for closed-end structures. Full transparency enables investors to understand historical returns and make better comparisons across vehicles.

The Reporting module sets expectations for financial and non-financial disclosures and other investor communication. Topics include vehicle performance, property reporting, risk management, and ESG, with clear guidance on frequency, assurance, and regulatory alignment. This ensures investors receive timely, reliable, and actionable information.
