For the past six years, Market Insights has been INREV’s flagship quarterly snapshot of the European non-listed real estate market, and one of its most widely read publications.
In a typical 10-page report, readers get the latest performance insights, alongside a view on current market sentiment and what investors are thinking for the months ahead. The publication brings together input from across the membership, offering a snapshot of market dynamics and what they mean in practice for the industry.
Each edition includes high-level fund and asset-level performance, with quarterly movements and a closer look at a specific slice of the data, often linked to current market developments or a particular segment or tool.
The format is intentionally straightforward: a short, easy-to-digest report with clear and focused charts in one place. What really adds value, though, is how the performance data is combined with results from the INREV Consensus Indicator, the forward-looking sentiment survey. The selected charts highlight how investors are positioning across sectors and countries, as well as their views on performance and risk.
Supported by a consistent group of contributors across INREV’s membership, the Consensus Indicator enhances the publication with timely insights into both current conditions and future expectations, spanning the economy, investment activity, leasing, operations, development, and lending.
Launched in March 2023, the Consensus Indicator is now entering its third year. As a diffusion index, it reveals shifts in sentiment over time, becoming increasingly meaningful with each quarterly release.
The latest edition of Market Insights, published in March 2026, provides important context for the rest of the year. Performance continued to improve at the end of 2025, with the Q4 2025 INREV Quarterly Fund Index returning 1.24%, the strongest quarterly result of the year and bringing annualised performance to 4.43%. The Asset Level Index mirrored this trend with a Q4 return of 1.28%. However, sentiment moderated: the headline Consensus Indicator slipped from 59.4 in December to 54.7 in March, reflecting rising concerns about geopolitical tensions, inflationary pressures and the risk of economic slowdown.Combined, these elements make a reliable compass for navigating an evolving market.
