Funds launched pre-2002 show the narrowest range in returns

Closed end funds showed different performance across vintage groups, according to the Q1 2020 IRR index.

Key highlights include:

  • The Q1 2020 IRR Index includes 207 funds, comprised of 107 core and 100 non-core
  • Vintages with a year of first closing pre-2002 show the narrowest range in returns
  • Non-core funds outperform core strategy funds with IRRs 21.2% and 6.7%, respectively

INREV Internal Rate of Return (IRR) Quarterly Index

The IRR Index measures the since inception internal rate of return performance of European closed end non-listed real estate vehicles. Performance is measured net of fees and costs, and is computed on both a pooled return basis and an equally weighted basis.
