Art-Invest Real Estate invests in Deutsche Bank’s historic Hamburg headquarters on Adolphsplatz

Art-Invest Real Estate has acquired the Deutsche Bank complex of historic buildings located at Alter Wall 37–53 / Adolphsplatz 7 / Mönkedamm 2 in downtown Hamburg. Deutsche Bank, which has occupied the building for over 140 years, will remain connected to this prime downtown location — situated between City Hall, the Chamber of Commerce, Neuer Wall, and the Nikolai Quarter — well into the future. Art-Invest Real Estate will revitalize the building between 2028 and 2031 and subsequently make it available again to Deutsche Bank as a tenant.

The planned comprehensive revitalization, carried out in accordance with historic preservation guidelines, aims to adapt the building to the requirements of modern work environments. A central element of the development is the creation of an open, covered atrium that respects the historic structures while also providing light-filled workspaces. The usage concept is complemented by a generously sized, newly created rooftop terrace; a high-quality, customer-oriented Deutsche Bank branch on the ground floor at Adolphsplatz; and a publicly accessible café on Alter Wall, which contributes to the revitalization of public space and further strengthens Alter Wall as an urban gathering place.

Once the planned revitalization is complete, the building will offer a total of approximately 16,450 m² of leasable space. In addition to the branch space, Deutsche Bank will lease a large portion of this office space on a long-term basis, meaning that the property already has a pre-leasing rate of approximately 75 percent even before the development is complete.

Deutsche Bank is relying on the expertise of Art-Invest Real Estate to further develop and secure the long-term future of its Hamburg location at Adolphsplatz. The group operates as a long-term investor, project developer, and asset manager, and its projects are playing a key role in shaping the development of the Alter Wall neighbourhood. Deutsche Bank and Art-Invest Real Estate have already successfully carried out joint projects in the past, including the development of the Deutsche Bank campuses at Bundeskanzlerplatz in Bonn and on Otto-Suhr-Allee in Berlin. With the repositioning of the bank building on Adolphsplatz, this trusting partnership is now continuing in Hamburg.
