HIH Invest Real Estate enters Austrian residential market with acquisition of Vienna's ‘Quartier11’

HIH Invest Real Estate (HIH Invest) has completed the acquisition of Quartier11, a modern residential complex located at Simmeringer Hauptstraße 170 and 174 in Vienna’s 11th district (Simmering), for an open-ended special AIF. This marks HIH Invest’s first residential property investment in Austria, underscoring its strategy to expand and diversify its European residential portfolio.

Originally developed in 2018, Quartier11 comprises seven modern building sections with a total lettable area of 17,388 square metres, of which 16,508 square metres is dedicated to residential use. The remaining space includes a 740 square metre daycare facility and a 140 square metre medical practice, enhancing the property's appeal for long-term tenancy. The complex comprises 248 free market rental units ranging from 43 to 140 square metres – mainly two- and three-room apartments – each featuring private outdoor space (balcony, terrace, loggia, or garden). With a current occupancy rate of 99%, the asset offers immediate income stability and low vacancy risk.

The property also includes an underground car park with 151 car spaces, 2 motorcycle spaces, and 150 bicycle parking spaces. Shared amenities include dedicated storage rooms for strollers and bicycles, a 1,200 square metre community square with two playgrounds, and designated areas for urban gardening-fostering a strong sense of community and long-term tenant retention.
