Principal Asset Management has acquired a mixed office and data centre asset in Utrecht, Netherlands, for its SCPI, Principal® Inside, marking the first acquisition in Europe, following three acquisitions in the United States.
The asset, located at Ptolemaeuslaan 69 in Utrecht’s established Papendorp office district, has been acquired for approximately €9.0 million, reflecting a gross initial yield of 8.18%*.
Purpose-built in 2013-2014 for RAM Infotechnology, the property comprises approximately 2,812 square meters of net lettable space arranged over four floors, with around 70% of the asset used as office accommodation and 30% as an integrated data centre. The asset is fully let to RAM Mobile Data (Netherlands) B.V., part of the RAM Infotechnology group and supports the tenant’s operational, management and support functions, with the integrated data centre component forming part of its core service delivery.
