Threestones Capital completes the acquisition of two healthcare assets in Germany for its 5th European healthcare real estate fund – Eurocare V

Following the successful launch of Eurocare V fund and its first acquisition comprising three senior care homes, Threestones Capital is pleased to announce the acquisition of additional two healthcare assets in Germany.  Located in Ebsdorfergrund, Hesse, and Offenburg, Baden-Württemberg, the properties were acquired for a combined total investment of ~ EUR 22 million. Together, the two properties comprise more than 12,000 sqm and offer over 200 units across nursing beds, assisted living apartments, intensive care beds and day-care places.

The Ebsdorfergrund asset is an established nursing care and assisted living facility acquired through an OpCo/PropCo partnership transaction. The OpCo has been taken over by Cosiq, an established institutional healthcare operator, and will be operated under a newly structured 25-year inflation-indexed lease contract. A targeted modernization program will include the installation of a photovoltaic system, alongside selected building and technical infrastructure upgrades, enhancing the asset’s quality and long-term resilience.

Completed in 2023, the Offenburg asset is a modern healthcare facility combining assisted living, senior co-living, intensive care, and day-care services.  The acquisition was completed as a special situation, requiring the restructuring of the existing lease and rent. The property will continue to be operated by Renafan under a newly structured lease, with a focus on its continued ramp-up and stabilization.

Fund V is expected to hold its second closing in September, with commitments from Threestones Capital re-up investors, and has secured additional investment pipeline under exclusivity with an aggregate value of more than EUR 75 million.
