Flash ODCE results prove to be accurate indicator of European core real estate market direction

In the final week of the Data Spotlight, we turn our attention to recent developments in INREV’s Market Information offering and look ahead at future implementations. Since the ODCE Flash Report was introduced in Q3 2025, it has proved to give an accurate indication of ODCE funds’ performance. Since the first release, the number of funds has increased, improving the representativeness.

Faster insights into European core real estate
Developed in response to investors’ growing demand for timely access to performance data, the ODCE Flash Report is the first of its kind in the European real estate market, delivering an early snapshot of performance across European open end diversified core equity (ODCE) funds.

It provides preliminary results just 15 business days after quarter end, giving investors early visibility into the direction of European core real estate performance ahead of the comprehensive ODCE Index (released eight weeks after quarter end). The report is in the top 3 of the most downloaded INREV index publications in the first quarter of 2026, highlighting the importance of timely reporting.

Less than 10 bps difference between preliminary numbers and full release
In the last two quarters of 2025, 12 and 14 funds out of the full sample of 16 ODCE funds provided their preliminary NAV for the ODCE Flash Report. The correction from the ODCE Flash Report to the final ODCE resulted in a 7 bps and 12 bps difference for the two respective quarters. The difference in performance between the Flash report and the find report occur due to difference in the sample but also due to the difference between provisional and final data. Solely considering the funds providing preliminary data, the difference between the Flash and final numbers was 5 bps in Q3 2025 and just 1 bps in Q4 2025.

Global ODCE Flash Report
Looking ahead, INREV is working together with ANREV and NCREIF to create a global version of the Flash Report, with the aim to release this in H2 2026. You can find the latest ODCE Flash Report (Q4 2025) below.
