For the first time in three years, capital growth was positive in all three regions, with the overall Global ODCE capital growth posting 0.53%. Aside from the US, all regions experienced a quarter-on-quarter increase in performance.
The Q1 2025 release features the performance of 48 funds with a combined GAV of US $344 billion.
Key highlights:
- The Q1 2025 Global ODCE fund index posted a net total return of 1.34%, up from -2.10% posted in the previous quarter.
- The Asia Pacific ODCE funds outperformed the other regions, posting a total return of 1.68%. Europe and US posted total returns of 1.50% and 0.85%, respectively.
- Capital growth recovered to 0.53%, up from -2.89% posted in the previous quarter, while the accrual-based income return was slightly up by 2 bps at 0.81%.
- Global ODCE real estate portfolios are dominated by allocations towards the mainstream sectors, like industrial / logistics and office. In all three regions, these two sectors have a combined weight of over 50%.
