The European ODCE Index posted a total return of 1.28% in Q1 2026, up from 1.13% in the previous quarter. The total gross asset value (GAV) of the European ODCE Quarterly Fund Index stood at €43.7 billion at the end of Q1 2026.
Key highlights:
- Capital growth increased by 17 bps q-on-q, driving the Q1 increase in total return.
- At €36.0 million, redemptions were at the lowest level since Q2 2021, as net capital flows remained high at €541.3 million.
- The average gearing (% of GAV) declined for the sixth consecutive quarter, now standing at 23.2%.
- The one year rolling return stood at 3.52%, while the three and five year annualised returns were -1.14% and 0.19%, respectively.

The Index is wholly comprised of open end core commingled equity real estate funds that have a strategy to invest across pan Europe and across multiple sectors. Funds must comply with a strict eligibility criteria for four consecutive quarters in a row to be included in the index.
