Performance of European real estate assets plunges in 2022

The INREV Pan-European annual Asset Level Index recorded a total return of -1.65% in 2022.

Key highlights include: 

  • The latest result is a record low since the inception of the Index and is significantly under its 3-year (4.90%) and 5-year (6.38%) annualised total returns. At -4.93%, capital growth drove the performance, while income return decreased, albeit moderately, from 3.57% in 2021 to 3.44% in 2022. 
  • Industrial/logistics assets delivered a record low performance of -5.20% in 2022, their first negative performance since inception. On the opposite end, residential was the best performing sector at 2.33% last year, followed by retail and offices at 0.77% and -2.59%.
  • At -9.14%, UK assets recorded the weakest result since inception amongst the four main geographies. The latest results were also weak across the board, with Germany, the Netherlands and France delivering 2022 total returns of 0.13%, 0.12% and -1.17%, respectively.
