KanAm Grund Group has orchestrated Denmark's largest single asset transaction of 2025, securing a 50% ownership stake in the prestigious Svanemølleholm development in Copenhagen. The Frankfurt-based fund manager has formed a strategic 50/50 joint venture with AP Ejendomme, investing in what has become the new headquarters for both Nykredit and AP Pension.
The landmark acquisition targets Copenhagen's most dynamic area with outstanding connectivity, situated within Scandinavia's largest urban development project. The property encompasses three building sections spanning approximately 75,500 square metres and features 15-year lease agreements with its anchor tenants, providing long-term stability for investors.
Sustainability credentials feature prominently in the development, with all three buildings achieving DGNB Gold and Diamond certification while complying with EU Taxonomy section 7.7. The property's canteen maintains high ecological standards with Nordic Swan Ecolabel certification, further enhancing its environmental credentials.
