DWS, together with residential manager Bialto, has successfully completed the acquisition of one of the portfolios of Madrid region’s Plan VIVE programme. The deal comes after residential developer Culmia delivered the portfolio of 1,763 homes.
In 2023, DWS entered into a strategic agreement with Culmia for the development of an affordable housing portfolio in Madrid. This represents the first transaction of an operational regulated housing portfolio structured as a public-private partnership (with land granted by the Madrid region under a 50-year concession). The transaction has provided liquidity to the market for the development of such projects. It has also demonstrated that developers can build housing and attract long-term investors interested in owning and managing rental properties over time.
The portfolio comprises 12 plots located in the municipalities of San Sebastián de los Reyes, Tres Cantos, Alcorcón, Alcalá de Henares, and Getafe. All the homes are currently in the leasing phase, with most projects already stabilized and reaching occupancy levels between 98% and 99%. These are the first homes nationwide to obtain the BREEAM “Excellent” pre-certification. In addition, all properties hold an AA energy efficiency rating.
