European funds’ performance eases in Q2 but stays positive

The INREV Quarterly Fund Index delivered a 0.87% total return in Q2 2026, down from 1.27% a quarter earlier. The latest release comprises a record 327 funds with a combined GAV of €324.3 billion, including eight new funds. 

Key highlights: 

  • The INREV Quarterly Fund Index posted a total return of 0.87% in Q2 2026, marking its first decline after three consecutive quarters of improvement 
  • At 1.32%, the retail-focused funds outperformed the other single-sector specialists, while the residential-focused funds delivered their weakest result since Q1 2024 
  • At 1.30%, the UK focused funds outperformed the other main single-country strategies for the first time since Q4 2021 
  • Value-added funds deliver the strongest performance since Q4 2021, with a Q2 2026 total return of 2.87%
