ODCE Index performance continues to improve in Q1 2025

The European ODCE Index returned 1.50% in Q1 2025, up from 0.92% a quarter earlier. The total gross asset value (GAV) of the European ODCE Quarterly Fund Index stood at €41.4 billion at the end of Q1 2025.

Key highlights:

  • Q1 2025 marks the second consecutive quarter of positive capital growth after nine quarters of value declines, up by 68 bps to 0.75%.
  • The ODCE Index outperformed the main INREV Fund Index for the first time since Q4 2022 with a 46 bps difference.
  • The industrial / logistics sector now represents the largest sector within the ODCE Index, accounting for 31.0% of the total GAV.
  • Net flows turned slightly positive again in Q1 2025. The index level net flows stood at €27.2 million, up from -€ 25.5 million in the previous quarter.

The Index is wholly comprised of open end core commingled equity real estate funds that have a strategy to invest across pan Europe and across multiple sectors. Funds must comply with a strict eligibility criteria for four consecutive quarters in a row to be included in the index.
