Positive momentum continues for European real estate assets

The INREV Pan-European quarterly Asset Level Index recorded a total return of 3.20% in Q3 2021.

  • Acceleration in capital growth to 2.30% supported strong Q3 2021 performance of European real estate assets. At 3.20%, the latest result is 18 bps higher than the 3.02% total return recorded in Q2 2021 and marks a year-on-year increase of 2.00%. 
  • The UK delivered the strongest quarterly performance amongst the four main geographies at 4.28%. The latest results were healthy across the board, with the Netherlands, Germany and France delivering total returns of 3.56%, 2.36% and 2.34%, respectively.
  • With 6.14%, logistics / industrial assets remained the top performing sector in Q3, delivering the strongest 12-month rolling return (24.41%) since the inception of the Index. 
  • For the first time since Q2 2018, the retail sector has posted a positive capital growth (0.61%) resulting in a total quarterly return of 1.82%, double the Q2 level of 0.86%.
