Record high of capital raised for real estate investment pre-COVID-19

A record €201.3 billion of capital was raised for investment into real estate globally, according to the Capital Raising Survey 2020 published by ANREV, INREV and NCREIF. The majority of this, €196.4 billion, is destined for investment into the non-listed real estate industry worldwide. 

The majority of the total new capital raised in 2019 (61.0%) was invested before the end of the year, leaving the remainder still to be deployed.  However, managers and investors could now face additional difficulties with capital deployment as they adapt their strategies to deal with new and unprecedented social and economic challenges brought about by COVID-19. 

Key highlights of the report include: 

  • €73.3 billion was allocated to vehicles targeting Europe
  • Funds were the most popular vehicle type for investors, representing almost half of the capital raised for non-listed real estate vehicles
  • A rise in debt products has been seen for the third consecutive year 
  • A broader base of capital providers exist
