ODCE fund index’s performance remained positive despite fall in capital growth

The European ODCE Index posted a total return of 0.78% in Q2 2026, down from 1.28% in the previous quarter. The total gross asset value (GAV) of the European ODCE Quarterly Fund Index stood at €45.0 billion at the end of Q2 2026, an increase from €43.7 billion in Q1. 

Key highlights: 

  • The Q2 2026 European ODCE Index performance stood at 0.78%, down from 1.28% in Q1. The decline was driven by a 47 bps fall in capital growth to 0.08%. 
  • The interquartile range stood at 26 bps in Q2 2026, representing the smallest range in fund performance since Q2 2018. 
  • At €701.8 million, the Index level net flows remained high in Q2 2026. Capital calls stood at €783.6 million as redemptions increased to €81.8 million. 
  • The one year rolling return stood at 4.08%, while the three, five and ten year annualised returns were -0.22%, -0.10% and 2.64%, respectively.

The Index is wholly comprised of open end core commingled equity real estate funds that have a strategy to invest across pan Europe and across multiple sectors. Funds must comply with a strict eligibility criteria for four consecutive quarters in a row to be included in the index.
