European asset performance slowed down to 1.11% return

The INREV European Quarterly Asset Level Index recorded a total return of 1.11% in Q2 2026, lower than the 1.66% recorded in Q1 2026. This Index release includes 6,841 assets, valued at €200.6 billion as of the end of the quarter.

  • Capital growth decreased from 0.63% in Q1 2026 to 0.09% in Q2 2026, while its one-year rolling equivalent reached 1.49%.
  • Among the main markets, the highest returns were once again delivered by Dutch assets at 1.13%, marking their twelfth consecutive quarter leading the ranking. Germany followed at 0.80%, improving by 10 bps, while the other main countries recorded declines in performance.
  • UK assets posted a return of 0.74% in Q2, with capital growth at -0.28%. Within the market, retail recorded the strongest return, at 1.63%. French assets remained in positive territory, delivering 0.72%, a slight decrease from Q1.
  • At the sector level, retail was the top performer of all the main four sectors, delivering a 1.97% return. Industrial/logistics followed at 1.21%, while residential returned 1.10%, far from its recent high performances. Office once more remained in the positive, returning 0.62%.
